Lillimoor Cottages Conditions of Booking

1. Tenancies normally commence at 3pm and terminate at 10am on the day of departure.

2. Bookings are normally from Saturday to Saturday, though it may be possible to accommodate different days by arrangement. From January 2009, Farmhouse Cottage weekly rentals will be from Friday to Friday. All other cottages will be from Saturday to Saturday.

3. Tenants are responsible for leaving the cottage clean and tidy at the end of their stay. As we try to maintain as high a standard as possible in the cottages, we ask all our visitors to leave the cottage in the state that they would like to find it.

4. Bed linen and tea cloths are provided.

5. A 30% deposit (minimum £50 – which ever is the greater) is required at the time of booking – this is non-returnable under any circumstances. Once we have accepted the booking you become liable for the full balance of rent. You are advised to ensure you have holiday insurance to protect against cancellation. (In the event of cancellation by you, we will try to re-let the cottage. If we are successful, only the deposit will be forfeited. In the event of our not being able to re-let the cottage, you will be liable for payment of the balance of the rent.) The balance must be sent six clear weeks before your holiday commences, whereupon we will advise you as to where your key may be collected. In the absence of payment not being received by this date, we reserve the right to cancel the holiday and the deposit will be forfeited. In the event of the owners not being able to re-let the cottage, the person making the booking will also be responsible for the balance of the rent. All reservations made six weeks before the commencement of the holiday shall be paid in full.

6. We do not ask for a damage deposit, but would point out that tenants are legally held responsible for any damage and breakages, which should be reported and replaced or paid for.

7. The maximum number of persons allowed at the property is clearly stated, and this must not be exceeded. We are sorry but children under the age of five cannot be accommodated in Honeysuckle or Fuchsia Cottages. There are no age restrictions in Farmhouse Cottage.

8. Pets are not allowed either in the cottages or on site, tenants are asked to remember this if expecting visitors.

9. The cottages are strictly non-smoking, please be-aware of this if you have visitors. Guests smoking in the cottages will be asked to vacate the cottage immediately. No refund of rent will be paid.

10. Bookings can only be accepted from family or adult parties and not from parties of young people.

11. We reserve the right to terminate the hire without notice and without refund in case of a breach of conditions 7,8,9 or 10.

12. The booking is made on the understanding that the cottage will be placed at your disposal on the date stated. If this should not be possible through circumstances not under our control (e.g. Fire, Theft, Damage, Death or Illness) then it cannot be guaranteed that an alternative cottage will be provided. In such a circumstance your deposit/rent will be returned in full, but you will have no claim against the owner.

13. Complaints not reported within 72 hours of occupation of the cottage cannot be entertained.

14. No rebates will be paid for mechanical or electrical failure of any kind. Every effort shall be made to effect repair.

15. Central heating is provided, free of charge from 1st. October until 1st. May. Outside that period, electric fires and logs for log stoves are provided free of charge. Guests requiring central heating instead will be charged at £7.50 per day or part thereof.

16. In the interests of continued improvements we reserve the right to alter or delete amenities or facilities either advertised or previously available without prior notice.
